• We’ll introduce the space and arrange a viewing (in person or online)

• A short video call to get to know you and and explain shared living.
• Submit required documents
• Make a deposit to secure your room

General Question

Rooms & Living

  • Yes, all rooms are private. Shared areas include kitchen, bathroom, and common spaces.

  • Yes, rooms and shared spaces are fully furnished for everyday living.

  • Daytime guests are allowed between 10:00-22:00. Overnight stays require prior approval + 1,000/person/night utilities fee will be applied.

  • No. We maintain a calm and respectful living environment.

  • No, pets are not permitted.

  • Yes, same-day move-in is possible after viewing, subject to availability and payment.

Contract & Payment

  • Initial payment includes:
    • Security deposit: ¥30,000
    • Contract fee: ¥10,000
    • Rent
    • Utilities (fixed monthly)

    For stays shorter than 3 months, an additional short-term administrative fee of ¥10,000 will apply.

    *Tenant covers bank transfer fees


  • Rent and utilities will be prorated on a 30-day basis.

    If your move-in date is :
    1-15 = Pay prorated rent & utilities for first month

    16-31 = Pay together with next month


  • We understand plans can shift, please refer to our cancellation policy.

    Cancellation policy:
    Security deposit will not be refunded in all cases.

  • Rent is due on the 1st of each month.

  • Yes, the minimum stay is 1 month.
    Stays under 3 months include a short-term fee of ¥10,000

  • Yes. A security deposit of ¥30,000 is required within 72 hours to secure your room.

    Your reservation will be released if payment is not received in time.

  • Full payment is due before move-in.

    You may complete payment on the day of contract signing (move-in day), before entering the house.


Re-contract & Move-out

  • At least 30 days’ notice before move-out.

  • Yes, after deducting cleaning fees and any additional costs (if applicable).

    You will get back
    Security Deposit (¥30,000) - Cleaning Fee (¥10,000) - other costs (if any)

    Possible additional deduction

    • Unpaid rent / utilities

    • Damage beyond normal wear and tear

    • Missing items / keys / fixtures

    • Extra cleaning / repair 

    • Items left behind (removal & storage cost)

     If total costs exceed deposit → you must pay the difference


  • No, contracts do not renew automatically.

  • Yes, extensions are possible subject to availability.
    A re-contract fee of  ¥10,000 applies.
